JOB SUMMARY: The Property Manager performs a variety of work including marketing and leasing of units, execution and enforcement of leases, annual reviews of tenant income, property inspections and the processing maintenance request. The Property Manager will help establish and maintain a level of pride in performance and appearance of the community by ensuring the property remains a safe, comfortable home that our residents are proud to reside in.
PROPERTY MANAGER DUTIES:
Establishes rental rates by surveying local rental rates and competitors
Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services, showing units.
Contracts with tenants by negotiating leases, collecting security deposit.
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and ensuring repairs are timely completed.
Secures property by managing security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, responding to emergencies.
Enforces occupancy policies and procedures by confronting violators.
Updates job knowledge by participating in education opportunities; reading professional publications; maintaining personal networks, participating in professional organizations.
Accomplishes organization goals by accepting ownership for new and different requests; exploring opportunities to add value to job accomplishments.
QUALIFICATIONS AND SKILLS:
Seven (7) years minimum experience in apartment property management field
Highly organized – great time management with attention to detail
Strong listening and communication skills and ability to work with limited supervision
Knowledgeable in Yardi
Successfully managed resident issues
Successfully maintaining resident retention – selling to customer’s needs and closing leases
Managed move-ins/move-outs of residents
Managed other property professionals
Touring/inspecting the community several times per day
